Environmental Responsibility

Research and Testing, Regulatory Agency Collaboration, Ongoing Environmental Initiatives

As an Oakwood Homes Community, Thompson River Ranch is dedicated to not only building quality homes but also to a heightened level of environmental responsibility.

With a commitment to preserve the natural beauty of the land, HC Development, has incorporated a number of progressive steps including research and testing of the community land, collaboration with regulatory agencies, and implementation of ongoing environmental initiatives.

Research and Testing 

• Subsurface soils and water testing
• Phase I and II environmental studies
• Complete Tree Survey of existing trees on the ranch – included preservation and rehabilitation for all trees that were in good health and could be saved.
• Environmental noise study for traffic noise from I-25 to determine the safe distance for single family residences per EPA standards

Regulatory Agency Collaboration

• Coordination with U.S. Fish and Wildlife Service and Wildland Consultants, Inc. to ensure limited impact on habitats of native wildlife including blue herons, bald eagles, butterfly plants, orchids 
• Proper removal of existing farm/ranch structures in compliance with state demolition requirements 
• Collaboration with FEMA for flood plain coordination

Ongoing Environmental Initiatives

• Use of non-potable water for irrigation of all open space and parks
• Use of drought resistant landscaping and plantings for minimal water use
• Protection of  “once-endangered” Preble’s Meadow Jumping Mouse
